I have to say that Permanent Tsb (Ireland) are very good for first time buyers looking for 100% mortgage Ulster Bank was useless, unfriendly and always late for appointments!!!they advertise 100% mortgages but I think it's only Marketing. They made us loose 2 days. They have very good rates though but I wouldn't recommend it for people looking for 100% mortgage -

I have found that when getting a mortgage i got much better offers and much less hassle when going through a broker. I ended up going with Irish Mortgage Corporation. They were so helpfull and friendly and had offers in place in day of giving them my details. really reccommend them -

Anyone use IIB Bank? Have heard some adverts about them and wnated to know if anyone used them. Richard
