I got a Snag List done for €200 euro. but others in the same area got it done for €400. It was in MAYO though. Some engineers only check visually around the house and don't investigate further into the construction methods or materials etc. I would advise you to get an example of a snag list from the engineer and see the detail that they go into. You can generally get a good feel for their work from a sample. -

Has anybody used www.homesnag.ie/index.php? They seem ok, we are looking for someone to do our snag list as well. We were going to book these guys but we want to know if someone has actually used or heard something about their work.

in the end we are actually going to do it ourselves with a little help from a friend of mine who is a builder.

My name is fintan and I work for www.HomeSnag.ie I would like to diagree with the above comment from the moderator for a couple of reasons. Getting a professional to do a snag list is always a good idea as it gives an indpendent third-party assement of the property. A lot of people when they look at their new house are so busy planning the interior design, that they just don't see a lot of the items that should be included on the snag list. Builders generally treat a snag list from a company like ours more seriously and you have a better chance of getting everything on your list completed. A snag list is such a tiny percentage of the cost of buying a house but gives you peace of mind and can save you a lot of money.
Im more than happy to answer your snag list questions. Im a first time visitor to this site, but I have to say I really like it, keep up the good work!

Thanks for the input, It is good to see someone that specialises in this area. My experience was where I was helping a friend and I have found far more issues on the Propety than the Engineer had. They charged €400 for a visual inspection and may no recommendations on the general structure or materials used in the construction etc. Believe me a Good Snag list is worth so much more than what it costs. My advise is to have a look at a previous snag list they prepared and you will quickly see the detail that they go to in preparing the Snag.

I have a friend who got a professional in to do a snag and he identified a number of major new problems in the house that had been previously assessed only a few months previous. It all comes down to how compentent the professional is and it can certainly pays for peace of mind. -

You know guys i just read all the comments that were made on this page, but i have to agree with that chap fintan. no matter how good a builder is or no matter how closely you look at your snag list there is always room for error. We hire the professionals because they have done these on a daily or weekly basis and know exactly what to look for. They have a better idea of the errors and the short cuts that some builders take out there, plus, and this is the vital part, the building regulations change very regularly and only the professionals know all the ins and outs of these regulations. What we might like in our new house might not necessarily comply with the regualtions (i.e. a smaller understairs wc, which might not comply with part M of the regulations (disabled access)).
I recently purchased a house in Ratoath and i had a local architect (EJP Architectural Services) do my list it was very comprihensive and because he knew his job, i ended up getting the builder to fit an extract hood for free because the kitchen did not comply with some regualtion to do with ventilation. There is no way i would have copped that. He was very reasonable (€175 3 bed house) his name is Eddie Peppard 0861656697 if your interested. Any how thats all i have to say.

Fintan did our snag list.. the builders are still working on it; but it's amazing how many things he found! that we couldn't have noticed... He's supposed to do a next visit when the builder says it's done. I will keep you posted with it to leave a review about homesnag.ie They charged us 350 Euro for a 4 bed detached -

Is the house new and Home bond certified? This gives a little resurance. In the longer term view it is worth it. -

I have looked back over this years snag lists that we have issued and I estimate that on average we find €2,300 worth of items to be fixed / repaired. It has a low of €200 and a high of €25,000 I will be publishing the statistics on our web-site in the coming weeks.

We finally moved in. Our new house is looking good and the builder replaced the scratched windows, retouch the painting in many places, changed handles, and other things that Fintan <a href="http://www.homesnag.ie">(www.homesnag.ie)</a> added in our snag list.
More than anything hiring someone to do our snag list gave us peace of mind. As first time buyers we didn't have any experience on this.
And just as a note our house has homebond. -

I have just had my snag list completed by Tom from homesnag.ie. I have to say I was utterly impressed by the result. He was extremely thorough and caught many things that I wouldn't have even noticed. Thanksfully the majority of issues are not a big deal but if I had to do it on my own I wouldn't have caught the half of them. I know when buying a new house the cost of a snag list is another added expense but from the service provided by homesnag.ie I feel it is something that you would be a fool to sacrafice. Can't recommend the service enough. -

I used a pro for my snag list, cost about the same (€400 for a five bed house), it seemed like a lot, but I was glad I did in the end. A lot of the stuff they caught wouldn't have shown up for a while and I wouldn't have known anything about it. www.newhomesnag.ie nice guy that did it as well, very helpful, he even gave me a lift with something in his van. -

I would be too nervous to undertake a snag myself I figure if we are going to spend a large amount of money on a house/apartment paying 200 - 500 Euros more isnt really that much to ensure that the investment of money is sound. We are looking at snagging prospects at the moment, My big worry is in an unregulated market how do you guarantee you are going to a "good snagger" -

I was googling some UK snaglist sites and found this thread. If anyone here is interested in a Bulgarian snag list firm, the first one (as far as I know), opened up recently. We haven't been in the business as the fine gentleman from snagit.ie, but we tend to do a thorough job and we haven't had an unhappy customer so far. These are our snag list prices, you can also send a quotation request, which we'll answer in a timely manner.
