I have almost closed on my new house and im trying to figure out what order i need to starting furnishing my 3 bed semi-d... (Im a FTB so all inputs are welcome!) Fortunately my kitchen is already built in so i dont have to worry about it... I plan to go about it as follows: Floor Tiles first (Kitchen & Bathrooms) Wooden floors next (hall, living room and 2/3 bedrooms) Put in the carpets (stairs & master bedroom) Next, put in wall tiles in kitchen & bathroom The kitchen appliances & sofa & beds & other furnishings can be brought in... Finally, collapse and swear never to do it again... :D Does anyone see anything obvious wrong with my plan???

Your plan seems to be correct. I would only furish the rooms as you need them, do your own master room first. Also it is easy enough to locate a second hand suite that will do for a while until most of the work is done. You can also save a lot by ordering in advance, pay with your credit card though as you will have protection if the company goes into difficulty during the order process. Other things which are very expensive and you may not have considered. Blinds and Curtains. Showder doors mixer units and bathroom fittings. Make the house as comfortable as possibly, get the dusty jobs out of the way. When you have spend time in the house you will more than likely want to make some changes so it is better not to have everything first. What is your bedget? Thanks, Richard www.furniture.ie

Thanks for your reponse. My budget is 10k so i need to make sure i get the essentials done properly and then get the house functional... Ive added the curtains & bathroom fixtures to my list - it makes the budget very tight... One other question - would you suggest putting in the wooden floor myself... the cost of getting someone to put it in seems higher than for an equivalent carpet...

10K is a tight budget. If you are confident in laying flooing then proceed with it. If it is laminate then it is fairly easy. Solid wood is more difficult and the cost of getting it wrong is immense. If you research it a bit it is something that you can perform yourself. Altantic home care have floor installation kits available. You can even view videos online on floor installations.

I think you can easily learn how to do yourself a bunch of stuff that will save more money than you can imagine. I personally don't always trust handymen, they tend to neglect their job cause they re not doing it for themselves. You'll make huge efforts that's for sure ...might actually turn out better! ;)
